ELI S. LOEBENBERG
Madison SPECS CEO, is a Certified Public Accountant with over 24 years of broad-based tax
experience. In 2006 he partnered with Madison Commercial Real Estate Services to form Madison
SPECS, LLC, providing expert cost segregation and fixed asset review services.

Mr. Loebenberg started his career in New York with Deloitte and Touche in 1996, where he
focused on the real estate and banking and securities industries. He left Deloitte in 2000
and
joined IDT Corporation, a publicly-traded multi-billion dollar telecom company, where he was
primarily responsible for high-level M&A tax planning and tax minimization for the
consolidated entity. From 2001-2004, Mr. Loebenberg was with KPMG in their Federal Solutions
Group. As a senior manager in the group, his principal responsibilities lay in the areas of
research and experimentation credits, cost segregation studies and embedded cost reviews. In
2004, Mr. Loebenberg was hired by Grant Thornton to be responsible for identifying and
implementing a variety of tax planning solutions, focusing on cost segregation studies,
for the company's Northeast clients, including The New York Times, Wolfson Group, Reuters,
King Kullen Group and Edison Properties.
Mr. Loebenberg received a Bachelor's of Arts degree in Accounting and Business Administration
from the University of Maryland, Baltimore County and was licensed as a Certified Public
Accountant by Maryland's State Board of Public Accountancy. He is a member of the American
Institute of Certified Public Accountants. Most recently, Mr. Loebenberg was selected as an
"Industry Leader" in 2010 by Real Estate Weekly, a publication serving the real estate
industry.

MOSHE HILDESHAIM
Moshe S. Hildeshaim is Director of Operations for Madison SPECS, LLC. In that capacity, Mr.
Hildeshaim assists in assigning, overseeing and reviewing all cost segregation studies for
Madison SPECS, an affiliate of Madison Commercial Real Estate Services. Additionally, Mr. Hildeshaim
deals with client needs and provides direction on all sales and marketing efforts for
the division.

Prior to joining Madison SPECS, Mr. Hildeshaim was with BCRS Associates, a boutique tax
practice located in New York City where he serviced high-net-worth individuals with their
specific tax needs. Mr. Hildeshaim graduated from Fairleigh Dickinson University with a
Master's degree in accounting.

THOMAS VARNEY
Director of Engineering, is a highly experienced project manager, having performed over a thousand
of Cost Segregation Studies completed, covering a wide range of properties such as
multifamily, office, retail, hotels, industrial, mixed use, and self-storage. He also has extensive
experience in conducting Insurable Value Studies of such properties as office buildings,
retail buildings, warehouses, low and high-rise apartment buildings and co-ops, and school
buildings.

Recovery, Inc. Prior to that, he was a Regional Manager at Maximus, Inc. and was a Senior
Manager at American Appraisal Associates Inc.

MARIO BERTINELLI
Engineering Manager, has more than 20 years experience in Cost Segregation Analysis. He has
participated in Cost Segregation Studies of manufacturing and pharmaceutical operations, retail
businesses, office complexes and research and development facilities. In addition, he has performed
Insurable Value Studies of all types of industrial and commercial properties and
assisted in Ad Valorem tax studies. Mr. Bertinelli authored "Uncovering Value from a Cost
Segregation Study" for the November/December 1995 issue of Mergers and Acquisitions.

Before joining Madison SPECS, Mr. Bertinelli headed an independent consulting practice MJB
Appraisal Associates. Prior to that, he was a Manager at KPMG as well as at Ernst and Young,
and was a Senior Manager at American Appraisal Associates.

CHARLES TOVER, CPA
Charles Tover, CPA is the Tax Director for Madison SPECS, a division of Madison Commercial Real
Estate Services. In this capacity, Mr. Tover is responsible for staying current on tax law
changes and interfacing with clients and their tax advisors on Cost Segregation. He also prepares
and reviews tax-engineering Cost Segregation studies. Mr. Tover earned a Bachelor of
Science in Business Administration / Accounting from University of Southern California in 1982.

Mr. Tover has extensive experience in financial matters for the real estate and hospitality
industries. Mr. Tover initially worked for Ernst & Whinney (now Ernst & Young) where he
completed his CPA and rose to Senior Tax Accountant. In 1985, Mr. Tover became CFO of a
boutique real estate development firm in Beverly Hills, CA and later became an independent
business consultant specializing in real estate, accounting, taxation and estate planning.
From 1994 to 2005, Mr. Tover acted as CFO and Controller for various well-known hospitality
and restaurant entities on the West Coast. In 2005, Mr. Tover joined the senior management
team of LeaseProbe, which abstracted over 5,000 commercial real estate leases during his
term
there. Later, Mr. Tover started Cardinal Consulting, LLC offering consulting services in the
areas of real estate deal structuring, business planning, accounting and tax planning, real
estate, and general business affairs especially in the real estate, restaurant and
hospitality industries.

ARI LASKY, CPA
Ari Lasky, CPA, is the Director of Tax Advisory at Madison SPECS. In this role, Mr. Lasky leads a team of tax specialists who prepare cost segregation reports and financial documents for clients. As the leading Subject Matter Expert, he ensures the accuracy and financial integrity of these reports, offers critical guidance on complex issues, and navigates intricate cases with a creative approach informed by a keen understanding of tax regulations. Additionally, Mr. Lasky assists clients in fully understanding their reports and coordinates with clients' CPAs to integrate the cost segregation findings into their overall tax strategy.
Before joining Madison SPECS, Mr. Lasky served as a Senior Auditor and Tax Accountant at Leshkowitz & Co., where he conducted audits and reviews of financial records for real estate clients. Prior to that, he worked as an Internal Auditor for Time Equities.

Mr. Lasky holds a Master's degree in Accounting from Fairleigh Dickinson University, where he was a member of the Leadership Advisory Council. An active member of the Cleveland, Ohio community, he dedicates his time to various charitable organizations.

YITZ GOLDMAN
Yitz Goldman is Vice President of Business Development for Madison SPECS. In this capacity, he is
responsible for developing and managing the growing SPECS sales team. This includes
hiring, onboarding and continually motivating the expanding unit as well as providing supportive
direction and effective tools to enable them to best service clients. Mr. Goldman also
serves as a bridge between clients and SPECS Operations, ensuring every project is handled with
seamless efficiency. A major component of his role is identifying opportunities for growth
to ensure that Madison SPECS remains at the forefront of the Cost Segregation industry.

Prior to joining Madison SPECS, Mr. Goldman was Chief Operations Officer for Skycap Funding,
a brokerage firm helping businesses find working capital to grow business. As COO, he
managed day-to-day operations, coordinating communication between the Sales, Operations and
Marketing Departments to ensure maximized operational efficiency and communication between
the leadership and staff.
Mr. Goldman earned his Bachelor of Arts degree from Excelsior College in 2011, and his
Master's degree in Business Administration / Management from Bar-Ilan University in 2014. He
is
also Consultant / Strategic Advisor for small businesses in early stages of development to
help bring products / services to market using innovative and cost effective strategies. Mr.
Goldman is fluently bilingual, English-Hebrew. In his free time, he is active in the
community, giving his time to several charitable organizations.

Leo Rosenbaum is Regional Business Director of Madison SPECS, a division of Madison Commercial
Real Estate Services. With 10 years in that position, Mr. Rosenbaum builds trusted client

Prior to joining Madison, Mr. Rosenbaum was an active investor, owner and operator of
development communities in Israel. Mr. Rosenbaum holds a Master’s degree from Beth
